Houston Home Sales Continue Above 2019 Levels
For the fourth month, Houston area home sales have continued to outpace 2019 performance. Single-family home sales jumped 29% in September year-over-year from 2019, with over 9000 units sold. On a year-to-date basis, Houston home sales are outpacing last year's volume by 5.4%.
Strong sales volume at the high-end of the market are pushing prices up. The median price for a single-family home rose by 8.3% to $265,000 while the average price increase 10% to $329,801. Both of these figures are historic highs for a September.
Days on market dropped, from 56 to 51 days. And despite a 7% increase in new listings in September, inventory registered a 2.5-months supply, compared to 3.9 months a year earlier. This is the lowest level Houston has seen since December 2014. It is also below the national average of 3 months supply reported by the NAR.
